Heron Bay ’s vision is a community that offers an inspiring lifestyle and quality of life, and is a safe and desirable place to live.

Vision

Our mission is to: 1) Preserve and enhance the value of residents' properties, 2) Preserve the quality of life in Heron Bay, 3) Enforce rules, restrictions and covenants in a fair and timely manner, 4) Encourage and support initiatives that strengthen bonds among residents, and 5) Invest in improvements that benefit the greater good of the community.

As we achieve our vision and mission, we value integrity, objectivity, fairness, firmness, fiscal responsibility, value creation, common sense, participation, mutual respect, cooperation, and a sense of community.

Values

Architectural Standard

The primary architectural standard at Heron Bay is Coastal Living from South Carolina to Maine with an emphasis on the Northeast Coast—think Nantucket. Therefore, preferred styles include: Salt Box, Gambrel-Roof, Late Colonial and Early Federal, Greek Revival, Victorian style, Colonial Revival, Shingle and Craftsman Bungalo style. The initial build and all subsequent exterior modifications are subject to review by the HOA. There is a minimum 2,000 square foot requirement for each home in Heron Bay not including the porch, garage or loft areas.

Heron Bay’s five communities include: the Estates, Beacon Point, The Landings, Vista Point, and Harbor Point. Each is part of the Heron Bay Master Association but has its own unique character.

Since lake living is the number one reason residents live in Heron Bay each house has its own boat dock.

We Are Guided by Governing Documents

Three of the more important governing documents that define the rights and obligations of the association and owners include: 1) Covenants, Conditions and Restrictions, 2) Rules and Regulations, and 3) Design Guide. It takes a 2/3 vote of all owners to amend the CCR while the board can amend the Rules and Design Guide.
