Q: What is a homeowners association?
A: Homeowners associations (HOAs) are organizations which deal with the upkeep of a neighborhood’s common areas and establish standards of acceptable appearance and behavior for a community. Heron Bay is run by a six person board, made up of volunteers elected by their fellow owners.
Q: What types of housing are in Heron Bay?
A: Heron Bay has both single-family home and condominium sub-associations. As a result, Heron Bay is incorporated as Heron Bay Master Association.
Q: What are some of the typical duties of Heron Bay Master Association?
A: We look after common property that involves landscaping, snow removal, repaving streets, cleaning up dead trees and similar tasks. We also maintain amentities such as the Pavilion, community swimming pool, sports court and similar facilities.
Q: How does Heron Bay enforce rules?
A: Heron Bays complies with federal, state and local laws in addition to its own rule and regulations. The vast majority of rules violations are resolved after the first notification. If disciplinary actions are required, they are typically in the form of fines. More serious cases may go as far as a lien on the property or in extreme cases even foreclose on a home; however, these instances are rare.
Q: How are assessments determined?
A: Each lot is assessed an annual fee of $2,000. Single family homes are on one lot and there are three condos per lot. therefore single family homes pay $2,000 to the master association while a condo owner each pay one third of $2,000 or $667. The condo owners also pay an assessment to their own Condominiun Association.
Q: Can an owner rent their home?
A: Yes, but the property or any part thereof may not be rented or leased for any period less than 12 full consecutive calendar months and renewable for not less than twelve consecutive months.
Q: What is Heron Bay’s financial status
A: Excellent and our books are subject to annual audit.
Q: What services does Heron Bay’s property manager provide?
A: Our property manager has the resources and expertise to provide services such as financial management, procurement, communications with residents, architectural reviews, property inspections, board meeting planning and implementation and counseling the board on a range of subjects.
Q: Is Heron Bay a retirement community?
A: No. Heron Bay is an age diverse community with a large percentage of residents still employed full time.
