Description of Neighborhoods in Heron Bay

The primary architectural standard at Heron Bay is Coastal Resort Architecture and each of the five neighborhoods at Heron Bay has its own unique character reflecting that theme.

1) The Estates

Houses in the Estate neighborhood are built on larger lots and represents a challenge. Harmony between lots is achieved by paying close attention to the treatment of spaces between homes.

Larger lots are encouraged to utilize fences, hedges, and other similar plantings.  This in turn creates a continuous physical edge along the street, punctuated by driveways and/or entrance walks.

2) Beacon Point

Beacon Point is a picturesque lakeside village of homes inspired by Nantucket Island.  For instance, a lighthouse defines the lake entrance to the village and a cluster of docks gives it a boat harbor appearance.

With smaller lots, houses can be more easily architecturally related to one another. Details at this close intimate scale are critical.  As a result extra niceties such as rose trellises, rose arbors, fences, window boxes, gates, post lights, and hedges are often used.

3) The Landings

The Landings has a similar lot size to Beacon Point with the same opportunity for detail as does Beacon Point. However, a unique aspect of The Landings is that zoning allows zero-lot line homes.

4) Vista Point

Vista Point is a lakeside village of homes with a concept similar to Beacon Point.  This neighborhood provides a variety of architectural styles, building heights and forms, size variation, and colors.

5) Harbor Point    

Harbor Point consists of a series of condominium units on a private cove.   Due to the close proximity of one unit to another, condo units are subject to more stringent architectural control requirements.  This results in a greater degree of uniformity. Therefore, the Harbor Point Board of Directors reviews all requests for architectural modifications.
